Why should I have a home inspection?

Buying a home is a significant investment, and to avoid unpleasant surprises, it's essential to understand the property's condition before purchasing. A professional home inspection provides crucial insight into the home’s current state. Things may not always be what they seem, and if you're selling, having an inspection before listing can help you address potential concerns upfront.

Do I need to be present at the inspection?

No you don't. Often times, our clients will simply allow us access to their homes to do the inspection (our inspectors are equipped with body cams in those cases). While you aren’t required to attend, we strongly recommend it. Most clients join us toward the end of the inspection so we can walk through the findings together. After seeing the property with an inspector, you'll find the written report much easier to understand.

How long does an inspection take?

On average, a home inspection conducted by a single inspector takes approximately 2 to 3 1/2 hours. The duration can vary based on factors such as the size, age, and condition of the home. Larger homes or those with complex systems may require additional time to ensure a thorough evaluation.

How much does a home inspection cost?

The cost varies depending on the home’s size, age, and location. For example: in many cases, a 1,500 sq. ft home with a crawl space will cost somewhere between $285 to $325. How soon will I get my inspection report?

We guarantee your report will be ready within 24 hours, though we typically complete them the same day. If you need it sooner due to an urgent situation, just let us know, and we'll do our best to accommodate your request.

I'm buying the house "as-is." Should I still get a home inspection?

Even when purchasing a home “as-is,” it’s still important to understand what that entails. Is it a great deal, or are there hidden, expensive issues? A home inspection will give you a clear idea of any repairs or upgrades that might be necessary. Plus, if you ever need to use your home warranty or insurance, they'll likely request a copy of the inspection report to process your claim.

Can you make repairs?

No, we cannot. Under California Law (Sec 7197 (a)(1)), it is illegal for a home inspector to perform any repairs on a property they’ve inspected within 12 months. If any inspector offers both inspection and repair services, consider looking elsewhere.
